When should you commission technical due diligence?

  • Pre-acquisition: before purchase, to price risk into the offer or walk away.
  • Pre-planning: to test whether the intended scheme is buildable and consentable on this site.
  • Pre-contract / pre-tender: so bids are priced against evidenced conditions rather than assumptions — the point where unpriced risk otherwise transfers to whoever noticed it last.

The common failure is doing the work once, early, and never refreshing it. Findings age: a due diligence pack from two owners ago says little about today’s utilities capacity or planning context.

Who carries out technical due diligence?

Usually a team assembled for the deal: engineers (structural, geotechnical, M&E), environmental consultants, building surveyors, planning consultants and cost consultants or QSs, often coordinated by a lead consultant or development manager. The technical specialists find the issues; the cost and programme people translate them into what the decision-maker needs — a risked view of money and time.
